Becoming a Property Guardian in London

Live-in Guardians was created in 2010 and has become the UK’s leading Guardian company for vacant central London properties. Through Property Guardianship, we offer a mutually beneficial arrangement for both Property Owners and Property Guardians. Owners can secure their property, whilst Guardians gain access to affordable accommodation in prime locations.

At Live-in Guardians, our properties offer cost-effective living solutions for young professionals and key workers, who might otherwise be priced out of a particular area. We offer 28-day rolling contracts, starting from £75 per week, and there are no hidden management fees. Property Guardianship provides Guardians with an affordable alternative to what could otherwise be an incredibly high monthly expense.

A Property Guardian is someone who has entered into an agreement to live in a building or part of a building that would otherwise be empty, for the primary purpose of securing and safeguarding the property.

Guardians are primarily there to secure and safeguard a property. Keeping a property occupied deters would-be intruders from targeting the building and helps to reduce the potential of squatting. Guardians, however, are not expected to deal with potential threats or put themselves in confrontational situations. If issues arise, or criminal activity is suspected, Guardians can report the problem to our dedicated team straight away. We will then deal with the problem quickly and professionally.

Property Guardians also provide basic up-keep services and can report any maintenance issues, which helps to keep the property in good condition. Additionally, if there are any maintenance problems such as leaks or electrical issues, our in-house maintenance team is on hand to rapidly conduct remedial works.

Our tried and tested service works by transforming the inside of a vacant commercial building into a fully compliant and safe living space, complete with kitchens and bathrooms. Once the property is ready, our vetted Guardians can move in and keep it safely occupied around the clock. Guardians will live in the property as residents, keeping it clean and updating us on any issues that need solving. In exchange, they pay a license fee that is significantly lower than the price of an average city centre rental.

We work with the owners of otherwise vacant London properties, to secure their buildings through the legal occupation of our Guardians. Once we have ensured a vacant commercial property is safe and comfortable to live in, we hand-pick suitable Guardians to move into the property and keep it safe.
