How we help Local Communities

August 24, 2022

Property Guardianship is a mutually beneficial solution for both Property Owners and Guardians. However, Guardianship also provides many benefits to local communities.

At Live-in Guardians we convert commercial properties into residential living spaces for Guardians to live in and protect. A Property Guardian is someone who has entered into an agreement to live in a building that would otherwise be empty, for the primary purpose of securing and safeguarding the property.

Property Guardianship tackles the issue of buildings falling into disrepair. Having a Guardian occupy a property can deter potential intruders and help keep the property secure. As well as helping to keep the property safe, Guardians look after the property and keep it clean and tidy. Also, if there are any maintenance problems such as leaks or electrical issues, Guardians can report this, and our in-house maintenance team will be on hand to rapidly conduct the work required. This keeps the building in good condition and prevents it from falling into disrepair.

Guardians also provide a significant uplift in sales for local businesses and amenities who might otherwise struggle to secure regular business. An empty property means fewer customers spending in the local area, which could have an impact on small businesses in the local area. Keeping a vacant property occupied by Guardians can provide tangible benefits to local businesses.

Alongside local businesses, Guardianship provides social value for the local community by offering an affordable housing option for people who might otherwise be priced out of the area.

Guardians are primarily there to secure and safeguard a property. Guardians, however, are not expected to deal with potential threats or put themselves in confrontational situations. If issues arise, or criminal activity is suspected, Guardians can report the problem to our dedicated team straight away. We will then deal with the problem quickly and professionally.

At Live-in Guardians, we are an environmentally conscious company. As well as supporting the local community, Live-in Guardians also works hard to support the global community through environmental initiatives including our ISO14001 accreditation. The strict set of guidelines regulates and improves the way organisations use and dispose of natural resources as well as reduce their overall carbon emissions.

Live-in Guardians was established to provide a reliable and commercial solution to the problems created by empty properties. We offer a range of flexible property protection solutions that are beneficial to both Property Owners and Guardians, as well as local communities.

From void to value: how meanwhile use can protect assets and deliver social impact

When a building is vacated, most owners think about security and cost mitigation. They are right to do so – the financial impacts of squatting, poor maintenance and business rates stack up quickly. Few however think beyond the financial value of a building. Managed correctly, a period of vacancy presents the opportunity to put the building back to work and generate real social value.
