The Vacant Property Services We Provide at Live-in Guardians

April 17, 2023

At Live-in Guardians, we take pride in providing a comprehensive range of vacant property services to property owners across the UK. We understand the risks and challenges associated with vacant properties, and we offer effective solutions to address these concerns.

Our primary service is live-in guardianship, which involves placing carefully selected, fully vetted Guardians into vacant properties to live and care for them. A property Guardian is someone who has entered into an agreement to live in a building or part of a building that would otherwise be empty, for the primary purpose of securing and safeguarding the property.

Guardians are primarily there to secure and safeguard a property. Keeping a property occupied deters would-be intruders from targeting the building and helps to eradicate the potential of squatting. Guardians, however, are not expected to deal with potential threats or put themselves in confrontational situations. If issues arise, or criminal activity is suspected, Guardians can report the problem to our dedicated team straight away. We will then deal with the problem quickly and professionally.

Live-in guardianship offers a mutually beneficial arrangement for both Property Owners and the Guardians themselves. Owners can secure their property, whilst Guardians gain access to affordable accommodation in prime locations.

We have a strict selection process for our Guardians to ensure that they are trustworthy and responsible individuals who are committed to caring for the property they occupy. We also provide ongoing training and support to our Guardians to ensure that they have the necessary skills and knowledge to effectively manage the property and respond to any issues that may arise.

In addition to live-in guardianship, we also offer a Live-in Caretaker scheme for short-term assignments. Live-in Caretakers are ex-military, SIA-licenced personnel that provide dedicated support and security for your vacant sites 24/7 and at half the typical cost of traditional security. Live-in Guardians also provide CCTV and alarm services for clients across the UK, which includes ongoing assistance with maintenance and repairs, ensuring properties are protected at all times.

Our goal is to provide a professional and reliable service to all our clients, and we have a team of experienced property professionals who are dedicated to ensuring that each property owner receives the best possible service. We understand that every property is unique, and we tailor our services to meet the specific needs of each property owner.

If you have a vacant property and are concerned about the associated risks, consider Live-in Guardians as your trusted partner for vacant property protection. We offer effective solutions to address the risks and challenges associated with vacant properties, and we are committed to providing a professional and reliable service to all our clients. From void to value: how meanwhile use can protect assets and deliver social impact

When a building is vacated, most owners think about security and cost mitigation. They are right to do so – the financial impacts of squatting, poor maintenance and business rates stack up quickly. Few however think beyond the financial value of a building. Managed correctly, a period of vacancy presents the opportunity to put the building back to work and generate real social value.
